There are a lot of people looking to move to San Marcos, which is great if you’re looking to sell your home. However, there are a lot of great properties going up for sale in the area as well, which means more competition.
So how can you stand out from the crowd and get your home sold quickly at the price you want?
A great place to start is your home’s exterior. It’s been said that first impressions are rather important, and it’s no different with homes. Here’s a look at a few things to take care of when prepping your home for the big sale. If you follow even just a portion of the advice outlined below, you’ll greatly improve the odds of selling your home in San Marcos, TX quickly and at your desired price.
1) Sprucing Up the Lawn
Be sure to keep your lawn mowed and edged while your home is on the market. If you have any dead spots, throw some seeds down and water them a bit to fill them out. Also, take some time to trim any hedges and prune any trees with low-hanging limbs. If you have a flower bed, be sure to clear it of any weeds, and add some mulch. You may want to invest in some new flowers to plant as well, which can really brighten things up.
2) Landscape Lighting
While we’re on the subject of brightening things up, you may want to consider adding some outdoor lighting to your yard. Not only do these lights add a bit of security, they also add to your home’s look–especially in the evenings. You can choose from several types of lighting, including solar powered, which are a bit more expensive but cut down on electricty, plug-in lights that do use electricity, or battery powered which save on electricity but require a bit of extra maintenance.
3) Clean the Siding
If you haven’t cleaned the siding on your homes, it’s a great idea to go ahead and do so. A lot of dirt and buildup can be removed with a good brush, some soapy water and a little elbow grease. For more tough buildup, you may have to bring in the big guns–a pressure washer. If you’re like the majority of people, you probably don’t have one laying around. Fortunately, you have two options: rent one for a day or two (from Home Depot, Lowe’s, etc.) or hire a professional. They normally charge between $200-500 for a full exterior wash (depdending on the size of your home), so it really comes down to your budget as to which route to take. Be sure not to pressure wash windows, as they can be damaged in the process.
4) A Fresh Paint Job
After a thorough cleansing, your home may still seem a bit dull. Do you notice cracks, chips or peeling in the paint? If so, a new paint job may be in order… but this is no small task. If you can afford it, you should consider hiring an exterior painting contractor. You could always do it yourself, but be prepared to invest a considerable amount of time into this project. You’ll have to make several decisions either way: do you keep the same color, or pick something totally different? What color(s) would you like to paint the trim? Again, this is a large project, but well worth it when trying to sell the place. If you have a fence, be sure to give it a fresh coat of paint if needed, too… If you don’t have one:
5) Consider Installing a Fence
Many homeowners find the prospect of a fenced-in front yard highly appealing. It doesn’t have to be a privacy fence (which are great for back yards), a simple picket fence would suffice. Not only do they add a nice touch to your home, they’re often desirable for potential buyers who have young children for the extra security they provide… No one wants to worry about their kids running out into the street! A nice fence isn’t exactly cheap, but if you can afford to add one, it’s definitely worth a consideration.
When you’re looking to sell your home quickly and for your desired asking price, it’s a great idea to try and gain an advantage over others who are currently in the sellers market. Working on your home’s exterior is a great way to show potential buyers what your home has to offer before they ever even walk in the door.
